Community Input Meeting 1701 Trimble Road Project No. 2061065.01 DATE: January 12, 2011 TIME: 6:30 pm LOCATION: Joppa/Magnolia Vol. Fire Company, Training Room 1403 Old Mountain Road Joppa, Maryland 21085 PRESENT: See Sign-in Sheet PURPOSE: The purpose of the meeting is to present the 1701 Trimble Road project to the Community and answer any questions the public may have regarding this development. PROCEEDINGS: The meeting was opened by Kevin Small providing a brief introduction, description of the CIM and development process and description of the subject site plan. The narrative included the following: • Site Location and surrounding development . Proposed development 400,000 sf expansion to the existing warehouse to be an e-commerce fulfillment center and distribution facility for a major retailer . History of the Site including original concept of the past approvals through Planning & Zoning along with other proposals for adaptation of the facility • Drawings were displayed illustrating the proposed site development, as well as a regional map of the property and surrounding area. DISCUSSION The discussion was informal and non-specific. The Attendees were a mix of residents along Nuttal Lane near Maryland Route 24, Councilman Guthrie and representatives of the Office of Economic Development. They were not opposed to the project but curious as to the scope, design and arrangement of improvements. A question was asked about any animals that would be displaced by the construction and what measures could be taken to control them. Main Street, Bel Ai�, Maryland 21014, (410) 8387900, Fax (410) 893-1243 Park Centre North CIM April 23, 2008 Page 2 of 2 It was explained that most of the proposed improvements were on areas pre- disturbed by earlier development and not a significant amount of habitat would be affected. !n addition, Ms Wajer from Economrc Development thought that this would not be an issue based on her experience with a construction site in her neighborhood. The Developer volunteered to coordinate with Animal Control if this becomes a problem. Concerns were raised about truck traffic and times where there could be conflicts with other industrial users in the area, specifically Agco which produces a lot of traffic in the mornings. It was explained that the proposed use does not produce a lot of truck traffic (Economic Development stated 4 to 5 trucks/day). This traffic will be more intense at peak periods such as Christmas. It was stated that the corner of the property closest to Nuttal Lane is not maintained properly and additional maintenance is needed for appearance and for visibility at the intersection. The Developer stated that they would make sure to include this area rn their landscaping plan and maintenance plan. Will the development by active 5 or 7 days a week? Five days a week and seven days during peak periods. Will the trailer storage area be patrolled? The area is fenced and can only be entered by key card. Has a traffic study been done? A traffic sfudy is not required since rmprovements associated with earlier approvafs have been installed. When will the project begin construction? The existing bldg will be worked on in April/July as part of Phase 1 and the expansion is slated to start in 2012 as part of Phase 2. The meeting adjourned at 7:00 pm.
